There are a lot of water front properties and islands on the Gulf Coast but few have beautiful accessible beaches like South Padre Island. This vacation island jewel is probably the best place to invest in ocean front vacation real estate today! Because of its late start in developing the island has some of the best valued properties compared to any other world class beach vacation destination. Texas and especially South Texas is growing much more rapidly then the national average. It is estimated that demand for second homes and vacation properties, especially beachfront condos and houses, will rapidly outgrow the supply of available property. In the next ten to twenty years we will experience tremendous appreciation of prices on the island and property values will become more in line with those we see in the prime beach resorts of Florida and California. We have a third coast that really hasn't been fully developed.


How Much is South Padre Island Real Estate Selling For?

Beachfront property is the most desired by investors in all price ranges. It seems to provide the greatest appreciation and the highest levels of rental income. There are a few one bedroom beachfront units, and they range in price from $175,000 to $350,000. The bulk of the beachfront units are two bedroom condos, and these range from $325,000 to $600,000, depending on location, amenities, age and condition. Three bedroom units range from $390,000 to $800,000. Four bedroom units are scarce and priced accordingly. Beachfront townhomes go from $700,000 to $1 million, and most single-family homes on the beach are over well over $1.5 million.

If you get off the beach a little, prices drop considerably. There are one bedroom condos off the beach" that are priced from $90,000 to $175,000. Two bedroom condos "off the beach" are priced from $125,000 to $325,000. Three bedroom units are scarce and usually run from $300,000 to $450,000. Interior townhouses are $250,000 to $600,000, and single family homes range from $350,000 to $800,000. Again, prices vary based on exact location, views, age and condition.

Waterfront homes and condos on the bay are priced similarly to their beachfront counterparts, and these typically have boat docks and fishing piers. There are also homes and townhomes on the channels that provide access to the bay, and these vary in price from $350,000 to the millions of dollars.
